Challenge
The ambition for TRIBECCA, King’s Cross was to create London’s largest purpose-built life science campus - an international hub for innovation, research and development. It includes high-quality workspace, state-of-the-art laboratories, homes, shops and restaurants, as well as its very own campus square, green spaces and associated amenities. Delivering such a multifaceted scheme in a dense urban setting posed significant logistical and coordination challenges, requiring collaboration with multiple public and private stakeholders.
Solution
G&T was appointed to provide Cost Management, Project Management and Employer’s Agent services. We successfully procured the second phase of the project on budget and now lead its delivery on site, working closely with the client group and main contractor. Our role has included managing relationships with key external parties such as Camden Council, the Canal & River Trust, UK Power Networks, Thames Water, and project investors, ensuring smooth progress through each project milestone.
Outcome
Now under construction, the project will establish a benchmark for life sciences real estate in the UK. Designed to support scientific discovery and urban vitality, it combines cutting-edge lab and workspaces with homes, retail, public spaces and amenities. With targets of BREEAM 'Outstanding', WiredScore 'Platinum' and WELL 'Gold Enabled', the development reflects a commitment to sustainability, connectivity and wellbeing. Through careful material selection - including the use of Tribeca Brick - G&T is helping to deliver a future-ready campus that integrates seamlessly into the urban fabric of King’s Cross.
