Forming part of the regeneration of Nottingham’s south side, the 40-acre former Boots Island site, which has been derelict for around 25 years, will be transformed to provide a destination for leisure, work and home.


The mixed-use development will include 907 houses and flats, 634,000 sq ft of Grade A office space, a lifestyle hotel, 11,000 sq ft of retail space, 666 student bedrooms, a linear park and community space.

Phase 1A will focus on regenerating the canal basin area and creating a new pavilion while Phase 1B will include the hotel as well as co-working space and food and beverage outlets. The existing warehouse will also be repurposed as creative and trade space.

The new 2,000m² “Canal Turn” waterfront pavilion, designed by Jestico + Whiles, will celebrate the location's industrial heritage and will comprise two restaurants, a 500m² events space with panoramic views and a large rooftop terrace.

Our mission with the pavilion in The Island Quarter was to create an iconic landmark which sits as a magnet at the heart of this extraordinary, resurgent site.
