FORE Partnership's development will be one of London's first carbon neutral commercial buildings. The refurbishment and extension of a 1980s office building will provide 110,000 sq ft of high-quality office accommodation along with additional commercial areas at basement, ground and first floor.
G&T acted as Project Monitor for the lender on this exemplar scheme that retains most of the existing 1980s building to create a landmark property on the banks of the River Thames.
The construction halves the embodied carbon versus typical retrofits through low-carbon materials and techniques and circular economy strategies like installing reclaimed steel.
The use of 100% electric heating and cooling, together with water saving measures, smart lighting and technically advanced innovations like carbon absorbing paint and bio-based floor tiles, support the completed development's BREEAM 'Outstanding', EPC 'A' and WELL 'Platinum' ratings.
