Challenge

This highly intricate scheme — the West End’s largest mixed-use development — is being delivered on a constrained site featuring a blend of Listed buildings, retained façades, reconstructed façades, and new-build elevations. The development sits directly above the Elizabeth Line and near the subterranean Tyburn River, presenting significant technical and structural challenges. A key focus of the project is the reuse and recycling of existing materials, maximising sustainability while preserving the site’s architectural heritage. Surrounded by sensitive heritage and hospitality neighbours, including Grays Antique Market and Claridge’s Hotel, the project demands meticulous planning and stakeholder management throughout.

Solution

G&T is providing Cost Management, Project Management and Employer’s Agent services, working closely with the client to steer this complex development. We updated the overarching procurement strategy and helped unlock site activity by progressing enabling works. Our team also supported the selection and appointment of the main contractor, while successfully novating the enabling contractor—ensuring continuity, mitigating risk, and keeping the programme on track within this highly sensitive and multifaceted urban context.

Outcome

South Molton is set to become a new destination of international significance in the heart of Mayfair. It is targeting top-tier accreditations, including BREEAM “Outstanding” for offices and 'Excellent for retail, NABERS 5 Star, EPC A rating, WELL 'Platinum', and WiredScore 'Platinum'. Supported by G&T, the project is well positioned to deliver a benchmark scheme for heritage-led redevelopment in Central London.
