This is the first phase of the redevelopment of the Ugly Brown Building in Camden and will provide 112,000 sq ft of laboratory and office space over seven storeys plus one level of basement.

The building has been designed as 'lab ready' with increased floor loadings and vibration criteria, additional risers, soft spots for future risers, additional roof plant space, lab storage, additional drainage, goods lift and increased power requirements. This will allow the building to be let to both office and life sciences tenants.


Reef Group and Blackrock



The site sits within the London Knowledge Quarter close to UCL, The Francis Crick Institute, The British Library, LBIC and Google's new UK HQ which makes the scheme particularly attractive to lab tenants. The building itself faces the Regent's Canal at the rear and also has a large mains sewer running under part of the basement which has involved extensive negotiations with both Canal & River Trust and Thames Water.

Future phases of the development include The Reflector (220,000 sq ft office and lab space) and The Flare, Link and Platform (415,000 sq ft office, lab, residential and retail space).

The Apex building is currently on site with completion due in early 2023.
