The Two Greatest Challenges of Converting Offices into Hotels

 

The growing focus on ESG and net-zero carbon targets has sparked interest in converting office spaces into hotels. This adaptive reuse of buildings presents both opportunities and challenges. Beyond financial and planning issues, specific hurdles related to layout optimisation and cost benchmarking require careful consideration.

But converting offices into hotels presents two key challenges: maximising layout efficiency and managing cost benchmarks. Office buildings often have unsuitable floor plates, window placements and heights for hotel use. Additionally, cost benchmarking for adaptive reuse can be misleading, especially with complex fire, acoustic and thermal upgrades. Addressing these issues early ensures successful conversion.
