Challenge
British Land and its joint venture partner GIC embarked on the redevelopment of 1 Broadgate, aiming to create a state-of-the-art mixed-use development within the Broadgate Estate. The project sought to integrate 500,000 sq ft of office space with circa 40,000 sq ft of retail - the biggest retail scheme to come to market in the City for some time, all while achieving ambitious sustainability and wellness targets. The challenge lay in managing the complexities of constructing a large-scale development in a densely populated urban environment, ensuring minimal disruption to the surrounding area and existing infrastructure.
Solution
G&T was appointed to provide Project Management and Tenant Fit-Out Co-ordinator services for the 1 Broadgate development. Collaborating closely with the design team and stakeholders, we oversaw the planning and execution of the project, ensuring that sustainability and wellness objectives were met. The development was designed to achieve high standards of environmental performance, targeting BREEAM 'Outstanding', NABERS 5* and WELL 'Platinum certifications. Our role included coordinating tenant requirements, facilitating seamless integration of fit-out works, and managing the programme to align with the project's sustainability goals.
Outcome
With a pre-let to A&O Shearman and JLL as their new London headquarters, 1 Broadgate offers a seamless connection between Liverpool Street Station and Finsbury Avenue Square, enhancing the public realm and contributing to the vibrancy of the Broadgate Estate. The development's commitment to sustainability and wellness sets a new benchmark for mixed-use projects in London. G&T's involvement ensured that the project remained on schedule and met its environmental targets, delivering a landmark building that reflects the evolving needs of modern occupiers and the community.
